Facilities Maintenance Tech Supervisor (S Western & Reno)

JOB SUMMARY: To oversee the daily operations of all agency facilities and will be accountable to protect, maintain, and enhance the value of GICO’s assets.

Starting Wage: $24.00 per hour

Available to be On-Call 1 week per month.

Monday- Friday 8am - 4:30pm

Direct Reports: Facilities Maintenance Technicians

ESSENTIAL JOB FUNCTIONS:

· Punctual and dependable attendance.

· Schedule property maintenance, ensuring that all properties are safe, properly maintained and Goodwill branding standards are met.

· Manage all maintenance, landscaping, HVAC, electrical, plumbing, housekeeping, and upkeep projects.

· Evaluate performance of employees and provide daily supervision.

· Resolve customer (internal/external) requests and public complaints.

· Close out projects and provide close-out reconciliations on a timely basis.

· Maintain records, and provide detailed accurate general status reports on property, equipment, warranties, and records.

· Routinely inspect grounds, facilities, equipment to determine if repairs or maintenance are required.

· Conduct monthly safety inspections with the Safety Specialist at main facility and in maintenance area.

· Demonstrate a positive, professional, and mission-oriented attitude and is responsive to work orders and follow through.

· Engage, contract, supervise and provide purchase requisitions for all goods/services required to maintain properties to standards.

· Follow specifications, ensure cost effectiveness, and continually evaluate service needs in all areas of facilities maintenance.

· Forecast and manage replacement of major capital expense items including HVAC system, roof systems, parking lot surfaces, etc.

· Ensure compliance with federal, state, local and other safety and health regulations and standards.

· Participate in and contribute to the Safety Committee.

· Review and be familiar with Goodwill of Central Oklahoma safety policies, programs and procedures and adhere to all safety rules, regulations, and safety

codes. Attend safety training and meetings and report any unsafe work conditions, accidents, or injuries immediately.

ADDITIONAL RESPONSIBILITIES:

· Perform other duties and projects as required by management.

QUALIFICATIONS:

· Bachelor’s degree, preferred, or a combination of 5 years of specialized vocational/technical training, employee supervision experience.

· Must be 21 years old.

· Valid Oklahoma Driver’s License and Car Insurance Verification, required.

· Must pass MVR check and maintain a good driving record.

· Ability to speak, read and write the English language.

· Reliable transportation and communication required.

· Strong organizational skills and the ability to work on several projects at once.

· Strong sense of internal and external customer service.

· Strong time management skills and demonstrate adherence to timelines and schedules.

· Good interpersonal skills: able to work well with a wide range of people.

· Environmental Health and Safety – building cleanliness and waste removal, Mechanical Systems – HVAC – Preventative Maintenance, Power Systems, and Life and Safety Systems – Sprinkler, Fire Detection, Fire Extinguishers.

· Able to understand and carry out specific oral and written direction.

· Ability to work independently as a project leader and as a team member.

· Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through.

· Ability to exercise good judgment and discretion.

· Excellent time-management skills.

· Ability to complete and maintain:

· CPR and First Aid certifications

· Required Safety Training

· Proficiency in Microsoft Office products such as Word, Excel, PowerPoint, and Outlook.

· The ability to push, pull and lift up to 50 pounds, or more with assistance.

· Requires use of hands for simple grasping and fine manipulations.

· Frequent walking and long extended periods of time on feet.

· Ability to climb ladders, work from lifts, and perform routine tasks at heights up to 40 feet.

· Employee is required to operate a computer.

· This is considered a safety sensitive position. No level of impairment from drugs, alcohol or prescription medications will be acceptable while performing the essential functions of this job.

WORK ENVIRONMENT:

· Works in a climate-controlled office or retail environment most of the time.

· Frequently exposed to moving mechanical parts; fumes, dust, and extreme weather conditions such as heat and cold.

· Moderate noise level.

· The employee is occasionally exposed to high, precarious places.

· Local and distance travel required.

· Occasional distance travel, over-night stay (Hotel) will be required.

· Works 40 hours per week or more when required.
